Rental Market Analysis
We perform an on-site property assessment and prepare a no-cost/no-obligation custom rental market analysis to determine market rates for each property/unit.
Marketing and Advertising
Our properties are advertised on over 25 websites including Zillow, Trulia, HotPads, Facebook Marketplace, and dozens more. We’ll take a beautiful set of marketing pictures to highlight the utility and beauty of the property.
Comprehensive Tenant Screening
We offer a 4-factor screening approach for all applicants which includes income verification, criminal background and sex offender registry, credit scores, open tradelines, and rental references from current/former landlords.
Lease Preparation and Property Inspections
Our leases are provided by the North Carolina Association of Realtors and co-authored by the North Carolina Bar Association. We perform in-person inspections of each property prior to tenant move-in where we take hundreds of pictures to document the condition of the home.
Rent Collection and Disbursement
We aim to fund homeowners each month on or before the 11th and offer disbursements via ACH direct deposit or paper check. Our owners have 24/7 access to their Owner Portals with up-to-the-minute information on their property and management.
Accounting Services
Homeowners have full access to our in-office accounting services as well as 24/7 access to their Portal which has a wealth of information available and is compatible with mobile, tablet, and PC devices. We also provide income and expense reports alongside 1099’s each year in early-mid January
